TS07 Assisi Important Properties

 

LOCATION

The property is situated in San Gregorio, an outlying hamlet near Assisi, ten minutes by road from the centre of the city. Assisi is the second most important city in Italy from the religious point of view with 6.400.000 tourists per year

The following places can be very easily reached from here: Rome 167 km, Florence 170 km, Siena 126 km, Perugia 20 km, Todi 48 km, Gubbio 45 km, Ancona 127 km.

COMMUNICATIONS

Assisi is 10 km from Sant Francesco airport. This airport has recently been the subject of major investment to enlarge and upgrade it. The company which runs it is negotiating with some important operators to expand its routes. 

The routes currently available are: Rome, London, Bruxelles, Bucarest Tirana, Munich.

Another airport an hour from Assisi is Ancona, which has the following routes available: Bruxelles, London, DUSSELDORF, Trapani, Munich, Rome, Barcellona, Catania, Tirana, Cagliari, Zara, Spalato.

A direct road is nearing completion which will link Ancona and Assisi in less than 40 minutes.

As stated in the accounts as at 31.12.15, the Company is showing among the assets on the balance sheet, buildings and land with a fiscal value of €14,000,000.00 

DESCRIPTION OF THE PROPERTY

All the rural buildings can be converted for residential use and/or (completely) for tourist/hotel use.

For the cottages with an area of less than 500 m² there is permission for an extension to bring them up to a maximum of 500 m² with the use of direct building permission (regional law of September 2011 ).

This means, in terms of total area, an increase of 730 m² compared with the existing 3995 m² of the 11 cottages.

There are also various annexes to the cottages which have not been counted as part of the existing area in calculating the repairable square meterage.

The two stables give a possibility to built maximum the  equivalent of 10.000m² can also be converted 100% for touristic use,. ( 400 square mt. are for civil use )

The castle, which was a 3-star hotel until 30/09/2009 has an area of 1200 m², to which should be added a number of annexes (including a chapel).

During the course of March 2011, with the favourable opinion of the technical draughtsmen who produced the regulatory plan, and with the favourable opinion of the Planning Commission and ratification by Assisi City Council, we obtained an increase in the area on which the Castle stands, giving a further buildable area of 3.200 m² for tourist/hotel use.

To sum up, as the matter stands, the existing buildable/refurbishable area is 15.995 m² (cottages + stables), to which should be added 730 m² of permitted extensions to the cottages , a further 3.200 m² with consent for civil/tourist/hotel use, and the Castle giving a total of 19,125 m².

The land is made up of 122 hectares of arable (with a number of truffle grounds), 15 hectares of vineyard/olive grove and 55 hectares of pasture/woodland, making a total of 192 hectares.

The Company has CAP quotas for an annual contribution of 40.500 Euro and it is possible to increase the existing quotas for vines and olives.

There is abundant water throughout the site and some of the cottages are served by their own well, as also are the castle and the stables.

The water table is at a depth of about 50 m ad the flow is abundant.

The internal roads (totally private 13Km.) have been completely repaired in the course of the work carried out in February 2011. They run through and connect all the habitable units within the property, which has at its centre the castle known as Palazzo Serafini.

Recently two new roads were identified which will be repaired in the first few months of 2015, making use of the call for tenders for cutting the woodland, which entitles a company which applies for it to a grant for repairing the roads.

The entire property is a wildlife protection and repopulation reserve, and contains an abundance of wild boar, pheasants, deer, foxes, hares and all the other fauna typical of the area.

It is also possible to transform the destination of the area from agricultural to golf.

DESCRIPTION OF THE HABITABLE UNITS

 “Serafini” Castle – address no.16/a

Until a little while ago it was used as a hotel with attached restaurant and ample parking and its own park.

Gross areas of bedrooms, reception rooms and restaurant = 600 m²

Areas for kitchen, food storage and service on ground floor = 150 m²

Areas for refrigerated storage and services on ground floor = 150 m²

External veranda built onto the north wall of the castle (subject of building consent amnesty in 1986) = 300 m².

The tunnel below the garden on the north-west side is in a poor state of repair and has not been counted.

The chapel in the north-west corner has not been counted.

The technical areas outside the Castle have not been counted.

The buildings which used to house animals on the south side have not been counted.

Total areas counted = 1200 m² + annexes not counted.    

Farmhouse “Picciano Basso” – address no. 22

Cottage in poor state of conservation with partially collapsed arcade on north-east side: has annexes belonging to it (old chicken shed and recent pigsty). Abandoned, disused, unusable and vacant buildings.

Repairable areas in the dwelling on the ground floor and first floor + a small tower room on the second floor =  420 m². 

Total areas of repairable annexes = 160 m².

Total repairable areas counted = 580 m².

Farmhouse “Picciano Alto”

Typical cottage building (with perimeter walls and external faces in local Pianello stone with exposed quoins, architraves and numerous inserts in terracotta) in a poor state of conservation but in a position with excellent panoramic view, with old chicken shed annexed. Abandoned, disused, unusable and vacant buildings.

Total repairable areas counted = 300 m².

Farmhouse “Acqua viva”

Cottage in a poor state of conservation, located in a position with panoramic view, with attached arcade over the entrance (partially collapsed), an old chicken shed and an isolated canopy. Abandoned, disused, unusable and vacant buildings.

Total repairable areas counted = 450 m².

Farmhouse “Casa civile” – address no. 13/b

Recent construction as dwelling-house on two floors plus attic, roof-space and cellar, building strengthened after the earthquake.

Currently still cottage-style, convertible as two independent dwellings with the usual additions and facilities. Abandoned, disused, unusable and vacant buildings.

Total repairable areas counted = 420 m².

Farmhouse “Ex ufficio del Fattore” – address no. 13

Old construction on two floors above ground, in a poor state of repair, facing onto the piazza of the Rocca (fortress) of Borgo San Gregorio. Abandoned, disused, unusable and vacant buildings.

Total repairable areas counted = 180 m².

Farmhouse “Pian del Villano”

Old decaying farmhouse, partially collapsed with remains of an old tower for smoking agricultural/pastoral products.

Situated on level ground, near the bed of the river Chioscio. Abandoned, disused, unusable and vacant buildings.

Total repairable areas counted = 400 m².

Farmhouse “Villa recente”

Recently-built dwelling-house, respecting the local architectural style, faced in brick, located close to the Castle, consisting of two floors above ground level, without basement, with attached extension originally intended for use as a kennel. Abandoned, disused, unusable and vacant buildings.

Total repairable areas counted = 251 m².

Farmhouse “Casa bianca” – address no. 15

Cottage in poor state of conservation with roof partially collapsed, situated in a highly panoramic position and located in the centre of large arable area supporting grass and numerous olive trees. Abandoned, disused, unusable and vacant buildings.

Total repairable areas counted = 300 m².

 Cottage “Casa bianca”

Typical rural building, in a poor state of conservation and repair, partially collapsed, faced in local Pianello stone with terracotta inserts, with a large space attached with half-round arch which opens onto the facing farm track and an old chicken shed. Abandoned, disused, unusable and vacant buildings.

Total repairable areas counted = 114 m².

Farmhouse “Casa selva”

Old decaying farmhouse, partially demolished, situated on the edge of a coppice. Faced in local stone with terracotta inserts; still retains numerous very attractive arched structures inside and outside. Abandoned, disused, unusable and vacant buildings.

Former centre for rehabilitation of birds of prey – address no. 39.

Old rural building constructed in several periods with various extensions around the original body. There are also various annexes which are not counted in the repairable areas. Abandoned, disused, unusable and vacant buildings.

Small stable

Rural single-span building pre-1967 with steel frame and reticular trusses also in steel, roof in fibre cement, partial infill in exposed concrete blocks, floor in concrete.

Large stable

Rural twin-span building pre-1967 with steel frame and reticular trusses also in steel, roof in fibre cement, partial infill in exposed concrete blocks, floor in concrete.
